2. Definitions
- “We”, “Us”, “Our” refer to SAM’Z Holidays, its owners, employees, and affiliates.
- “You”, “Guest”, “User” refers to any individual or entity accessing or using our website or Services.
- “Property” means any vacation rental, villa, or apartment listed on our website.
- “Owner” means the lawful owner or authorized representative of a listed Property.
- “Booking” means a confirmed reservation made by a Guest through our Website or directly with our team.
- “Service Fees” mean the charges payable to SAM’Z Holidays for the Services rendered.
3. Use of the Website
- You must be at least 18 years old to make a booking or create an account.
- You agree to use the Website only for lawful purposes and in a way that does not infringe on the rights of others.
- You agree not to attempt to interfere with or disrupt the operation of our website or servers.
- All information you provide (including name, contact details, and payment information) must be true and accurate.
4. Bookings & Payments
- Bookings are subject to availability and confirmation by SAM’Z Holidays.
- All bookings are considered confirmed only after receipt of payment and issuance of a Booking Confirmation Email.
- Payment can be made online or via approved offline methods (bank transfer, card link, etc.).
- All rates are quoted in UAE Dirhams (AED) unless otherwise stated.
- Prices may vary depending on season, property type, and duration of stay.
- You authorize SAM’Z Holidays or its payment processor to charge your payment method for the total amount due, including applicable taxes and fees.
- A security deposit may be required before check-in. This will be refunded within 7–14 business days after check-out, subject to inspection for damages or violations.
5. Cancellation, Modification & Refund Policy
- Cancellations or modifications must be requested in writing (email or WhatsApp).
- The following cancellation policies apply unless stated otherwise on the property listing:
- Flexible: 100% refund if cancelled at least 2 days before check-in.
- Moderate: 50% refund if cancelled at least 1 day before check-in.
- Strict: Non-refundable once booked.
6. Check-In & Check-Out
- Check-in: From 3:00 PM
- Check-out: Until 11:00 AM
Early check-in or late check-out requests are subject to availability and may incur additional charges.
Guests must present valid Emirates ID or Passport upon check-in for registration in accordance with UAE law.
7. Guest Responsibilities
By booking with SAM’Z Holidays, you agree to:
- Treat the property, furnishings, and equipment with care.
- Comply with building rules, community regulations, and UAE laws.
- Refrain from hosting parties, events, or illegal activities without prior written approval.
- Avoid excessive noise, especially after 10:00 PM.
- Ensure that only registered guests occupy the property.
- Report any damages or maintenance issues immediately.
Guests are financially responsible for any loss or damage caused during their stay. The cost of repairs or replacements will be deducted from the security deposit or charged to the guest directly.
8. Cleaning & Maintenance
- All properties are professionally cleaned prior to check-in.
- Mid-stay cleaning services are available upon request at additional cost.
- Guests must return the property in a tidy condition upon check-out.
- Failure to do so may result in additional cleaning fees.
9. Limitation of Liability
- SAM’Z Holidays acts as an intermediary between property owners and guests and is not liable for:
- Temporary utility outages (electricity, water, internet)
- Acts of nature (floods, storms, etc.)
- Personal injury, theft, or property loss
10. Force Majeure
Neither SAM’Z Holidays nor the Property Owner shall be liable for any failure to perform obligations due to events beyond reasonable control, including natural disasters, government restrictions, pandemics, or technical failures.
11. Intellectual Property
- All content, design, images, logos, and trademarks on SAM’Z Holidays are the property of SAM’Z Holidays.
- You may not reproduce, distribute, modify, or use any materials from our Website without prior written permission.
12. Privacy Policy
Your privacy is important to us. Our Privacy Policy outlines how we collect, use, and protect your personal data. By using our Website, you consent to our data handling practices described therein.
13. Governing Law & Jurisdiction
These Terms are governed by the laws of the
United Arab Emirates.
